@Drew Leo the washer dryer is on the back main wall of the actual unit and not on the gazebo wall.
yes agree with your point on the poor insulation .. I am just trying to make the tenant have a bit more protection than doing it out in the sun which is the current situation and without spending 25k to add a room .

@Chris Collins appreciate ur suggestions .
we looked into the idea of room addition but costs don't seem to justify the rent increase . Also the permitting process is a killer .
We will be trying it on one unit next month .. there is an enclosed patio option also so looking into that .

yes these already have fenced private small backyard As the units them selve are small ( 600 sq ft each ) I am trying to extend the washer dryer with some shade and proper flooring instead of the washer dryer just out in the open with hookups .

having garden style small 600 sq ft units with almost 300 sq ft backyard for each unit in Tucson .
the washer dryer connections are in the open in the back . I was thinking of adding a awning for shade and pavers on ground . since the units are so small this extra space could also fit a table for dining besides making the laundry area shaded .will it help to increase rent ? my only intention is to get more rent ...

We are having constant a/c unit replacements in my 15 unit multifamily .
Not sure if property management is taking me for a ride . Should I manage A/c units through a regular a/C vendor instead of property management ? Is there such a thing of contracting out A/c maintenance needs so that they are not replaced every month . I don't even know if the property management is even looking into diagnosing the issue instead of plain replacement . Any ideas friends ?

I am in contract for a 10 unit property but seller in contract has said that he will not be providing Estoppel certificates . He will provide signed leases and all other documents . What does this mean ? When signed leases are provided why do I need Estoppel certs ? Are they trying to hide something ?

Hey All,
Looking for advice here .I am planning to start out in Mulifamily in Miami and increase NOI by converting to Airbnb and BRRR . Of course looking for properties zoned for RM-1 which allows airbnb . Just doing my initial research around it . Any advice or pitfalls of this strategy . I know the tourist industry is huring right now but in the long term it should pay well ?

I came across a motel listing which the owner has been using as a overflow area when his hotel ( seperate property) gets full . how do I value this motel ? there are no financials since it was just used for overflow and the expenses are mixed up with his main larger property .
Should i just base it on the land and building value estimate ? The location is very desirable .
