How did you scale your direct mail when starting out?

Question

I started direct mail marketing in 2021. To be clear, my "marketing" consists of driving for dollars, vetting my addresses against property records (looking for enough equity), then handwriting cards I bought off Amazon. I've gotten 2 leads on about 50 pieces of mail, but no deals. How have others started in direct mail marketing and what has been your journey in scaling up? What have been you results?

@Mike Trzaska inbound marketing is king under any circumstances...that said, I do believe direct mail has a place... and your approach to writing handwritten cards will yield the best results. I used to pay a high school kid $.50 per card and envelope...add first class postage and mail...ROI was quite high.

I agree with John and Tucker here. Adding a channel like cold calling or email is a great way to boost your direct mail. The most important part for creating a successful direct mail campaign is having excellent data. What types of properties or owners are you targeting? If you're already doing the driving for dollars, I think you could easily scale by cold calling the addresses as well. You'll get more touches on each prospect and potentially higher prospect to lead to contract rate.

Direct mail has its pros and cons, just like any marketing funnel. Opening up other funnels would increase your deal flow. Here's a couple ways you can open up your funnel:

- Get a website and start posting content for SEO/High Google Rankings

- Google Pay per Click (PPC)

- Facebook Retargeting (drive traffic to website)

- Direct Mail

- Cold Calling

- Texting

- Email

- Door Knocking

How does this work if you are targeting specific markets/neighborhood for buy and hold investing?
