Up and coming Philadelphia neighborhoods

Hi everyone!

I'm a newbie to Real Estate investing, and wanted to see if there were existing posts discussing up and coming neighborhoods in the Philly area. Looking for areas with an ARV of 100k-150k. I seriously would appreciate any guidance!

The neighborhoods in Philly require advanced knowledge as to where the higher value boundaries are in each area. Harrowgate is starting to see an upswing and you can buy in for 60k and spend 60k on reno to BRRRR. I think there are good pockets in Cobbs Creek where you can still find deals. Are you looking to flip or BRRRR. Best case now is to BRRRR in Philly. For multis at higher price points, near Temple is looking solid with a lot of development.
