Well, based on hate crime statistics, I'd say we have recently taken a step back:
Focus on your responsibilities, which is following the law, enforcing the lease and treating people fairly. Fair is subjective, so just follow the "golden rule" and treat others as you would like to be treated. Treat all tenants the same regardless of color, nationality, religion, sexual orientation, etc.
If you don't like certain tasks, hire someone to do it. Watch the show "Dirty Jobs" and you will see many people perform uglier jobs than you, without ever complaining.
Bottom line, just do the job and don't try to solve the worlds problems. Take satisfaction in a job well done and business well run.
This is an interesting topic, but this really is less about "ugly things to get ahead" and more about mindset in running a business. The number one reason landlords leave this business is they can't get their mindset right.
