Beginner agent tips
After lead generation and marketing yourself like crazy, what would be the next most important items for a real estate agent to do?
This is your Job Description.
1. Lead Generate (By Any Means Necessary)
2. Lead Followup (Followup on the leads you generated to set appointments)
3. Prequalify those appointments
4. Present your solution to those leads (rather it be as a wholesale deal or as taking a listing)
5. Answer any questions and close for the signature. (The fun part!)
6. Repeat as often as you want to get paid!!!

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

GET THE LISTING!!!!
What good is all the marketing going to do you if leads start pouring in, but you don't know how to close the deal?? It'll make all your marketing worthless.
Once someone contacts you to list their house, what's your approach?? Do you walk in their house and ask to sit at the dining room table to go over your real estate company, which nobody cares about except your broker, or do you talk about the seller's needs??!

Picking a niche is a good idea. You want to be an expert at 'X'.
When someone is interested in doing "X" they need to know Patrick is the guy to go too.
