Facebook: Personal Page vs Business Page!? Does it Matter??

Hey everyone!

This is my first time reaching out on BiggerPockets for some real estate agent advice instead of REI. I hope this finds some like-minded individuals!

I have finally given in and dedicated a time block each day for Facebook Marketing. I've heard a lot of other agents are having a ton of success with it...Currently, I am using my personal page....

Should I switch and make a business page?

Can I still run ads and power editor with a personal page?

Is there any easy way to convert to a business page from my existing personal page info?

Will I lose my friend lists?

@Dawn BrenengenYour strategy is the same as mine. I am posting on Facebook as a means to "remind" my sphere of influence that I am in real estate but I am rarely posting about business. I am not a huge fan of posting listings unless they are interesting or rare properties. I am also not a huge fan of posting real estate related articles about contracts or buyer beware type articles. I just post and comment to my friends and when the DO need an agent hopefully they choose me since they remember I am an agent.

I like using a business page, then 'sharing' everything I post to my business page on my personal account. That's my reminder to others that I am licensed. I like keeping everything clean, and strictly business. When you're on your personal page, everyone can see what you like and comment on and sometimes those things are what you would want our past/present/or future clients to see.

@Chuck VanDyne Exactly!  I never post generic RE articles.  I will post local business articles about new developments going in, highways being built, etc.  Stuff that is actually relevant to RE in my area.  Otherwise, it's like mailing recipe postcards to your past clients.   Who wants that?!

@Chuck VanDyneI have both, and I rarely post about business on my personal page.  However, I will post something that acts as the occasional reminder that I'm in real estate, lest any of my "friends" forget.  I post ads from my business page, and I will sometimes share posts from my business page to my personal page.  I do get business through FB, mainly through my sphere of influence and also by being recommended by friends on a local moms' group.

I have a business FB page and twitter account. Im not sure that they really provide me any value. I really just maintain them because it is expected that a business should have them.  However I am just using the Buffer App to post blogs articles I read to them, so very minimal effort goes into them.

got it.. if I was in need of leads I would certainly be doing all sorts of this marketing.  I would have a person who does nothing but controlled my social media and marketing..  @Chuck VanDyne  because I would be too busy closing deals.. and doing what I think needs to be done in RE and that is belly to belly

@Chris SoignierThanks for the reply Chris! Do you name your real estate page "Chirs Soignier" since you are the brand name or something like "Soignier Real Estate" Or "Chris Soignier Team" Have you pulled in some business from your business page?

@Jay HinrichsThanks for the advice. Facebook postings don't have to be short. They can be links to articles or blogs that you write which link back to your web site. This can be HUGE for lead generation since all our  friends know you are in real estate even without blasting them with real estate articles every second. They see an interesting article you posted, click on it, then land on your real estate website which commands them to enter in their email address and wuala! you have a new lead!

agree I think they need to be separate I personally don't car to do business on facebook the postings are too short.. kind of like twitter which I don't have and would never have.. to impersonal. I suspect there are certain business that facebook would be good for.. for me its just grandpa time look at the 7 million pictures of my grand kids.. poor kids.. they will have pictures of them by the thousands throughout their lives these days...
