Real Estate Agent not performing

I live in New Jersey. I had a real estate agent show me a house and I wanted to make an offer. However the agent has ghosted me and ignored my messages/texts.

I called the listing agent to request that they act as a dual agent however they refused since another agent showed the home.

What do I do in this situation? It is now past the deadline that the seller had requested. I would like to fire the unresponsive agent however the listing agent is saying I can only put in an offer through the agent that showed the property. Thank you for your advice.

Yeah in a seller's market you're going to have a hard time finding Realtors doing a lot of work with buyers. It's just too hard finding them a property in this market. Commissions are often cut by the listing agent. Ridiculous bidding wars which means your buyer's agent has to put in a bunch of offers to get something accepted. And many listing agents don't want to handle both sides of the sale because it's just not worth the trouble to them. Most listing agents concentrate primarily on listings. And with the listing you don't have to do much of the leg work.
