Raising Private Equity Funds

I am doing some research into raising funds via private equity for a small/mid-sized company that works mainly in flips and long term investments in residential and commercial property (approximately $1.5M net value built over 3 years). Does anyone have any input on where private equity begins to get interested, or what they may be looking for in particular?
