I am doing some research into raising funds via private equity for a small/mid-sized company that works mainly in flips and long term investments in residential and commercial property (approximately $1.5M net value built over 3 years). Does anyone have any input on where private equity begins to get interested, or what they may be looking for in particular?

Thank you all again, we are most definitely on the research and learning stage so any books/articles are always helpful; I've been scouring this site in particular.

@Jeff Wallenius we aren't committed to fix and flip, but we are weighing it as an option; although, the ultimate goal is something of a long term portfolio as an alternative investment to the capital markets. So, I would say that our strategy is more of a fix and hold, with the help of a PM for general day to day maintenance/leasing.

 @Elizabeth Wilson Turnkey would be nice, but I've noticed that it seems there can be a larger profit margin on fixer uppers - we have a decent bit of financing and are actually looking at starting (potentially) with a few properties (although I'm not sure commercial or residential). 

 @Jeff Wallenius @Joseph Salegna Any good places to start with reading up? books, articles or otherwise?

There are 3 investors involved and we have a solid starting fund. Collectively, we have limited to no experience in real estate investing. Our goal is to begin investing in income producing properties and build a portfolio, without doing all of the day-to-day management (potentially partnering with a property management co). We are in Philadelphia.

What is the first step in getting started; 

1) Valuing/finding properties? 

2) How should we incorporate?
