It just may be the way the site is structured. But it seems to me that there is a wave of new investors/beginners here lately. Has it always been like this or is my perception right? And while the real estate investment community always seems welcoming to new people, does this trend concern you at all?

I've been running BP for 10 years . . . there's always new investors cycling in.  I'm no more concerned now than usual about the market.  That said, as more people get hyped up about real estate, it will begin to feel a little more bubbly.  I can see that coming sometime in the not too distant future . . .
