Nice work Gentlemen. Very well planned out. Very thoughtful with the links for more insight.

Lights out

I'm a new investor with very little time on this site and I must say that this is an outstanding read. It answered a lot of my questions I clarified several things. The "real world examples" were great! Thanks for all the hard work that was put into this.

wonderful post. It could have been even more great to put it in a word or pdf file.

Great job Josh..this is really good information.

Hey All -- It is getting tougher to respond to everyone, but thanks for checking it out.

@Brian Gibbons - Thanks. Glad you approve.

@Thom H. - I'm glad you found it worthy of sharing with the kids. I hope they find it as valuable as you do. Thank you so much for the feedback.

Terry P. - Let us know your thoughts when you get through it. We don't have a legal section, because we're not trying to offer legal advice. The guide is meant to be a 9,000 foot overview to get people up and running. If readers want legal advice, they'll need to talk to an attorney.

@Michael Galloway - We put a lot of time into the planning -- not just the writing. Just as we tell people in the guide, planning for success is one of the important steps to making it happen.

@Joe Delia - Is that "light's out" good? I hope so!

@Michael Quarles - I'm glad you approve of the marketing section. I suppose we couldn't ask for a better testimonial for that part of the guide. Thanks.

@Jason Burton - Thanks for checking out the guide and for the feedback. I hope you'll be spending more time with us now that you know what we're all about. Jump in and get involved . . . you'll find it a great use of your time and energy.

Sunny Singh - Thank you. We didn't want to put the guide in any other format for starters. We think that the experience of going through the guide is part of what makes it great. I don't think you get the same impact from a PDF. We have considered putting one together, though, but haven't committed to it yet. Otherwise, I wanted to @Mention you, but there are several members on the site with the same name as you. I couldn't pick you out from the others because you don't have a profile pic . . . that's one of the reasons we tell everyone to set one up -- so we can more easily find you as you engage here. I hope you'll get yours loaded!

@Chris Ross - Thanks. I'm glad you like it.

Maybe "Lights out" is a michigan term?

Yes. Great work!

I thought it was awesome, found it be very useful. Thank you...

I am only into the 2nd chapter, but I'm loving the info. I second the suggestions to make it available as a pdf file. This is really great! Thank you so much for the time, effort, and kindness involved in putting it together!!

I am very excited to read it and have blocked out 3 hours tomorrow night! Well OK I have to take my son 40 miles away and wait 3 hours as I do once a month, but at least my reading selection is done. Very excited to read this.

Good work guys! This is great for those getting started, wish it was around when I first started.

@Joshua Dorkin , 10,000 hits..WOW!

Okay, so when is the next edition? Spill the beans, you are going to the next step aren't you? Into basic RE stuff, then strategies....

@Bill Gulley - Quick note . . . hits is an irrelevant number. The number that is used these days is unique visitors or pageviews. A single page might have dozens or hundreds of hits when loaded, so it just isn't really used anymore. Thought I'd fill you in.

That said, it is pretty astonishing to see how many people have come to check this thing out already. That said, i see it as a tiny percentage of the number of people who should come and see it, which is why we're asking everyone to share the link - http://www.biggerpockets.com/ubg

As for next steps . . . come on! You know I don't pre-announce my intentions. There's too many people in the industry that like to borrow ideas -- I'd rather keep my plans under wraps ;)

LOL, well, I am technologically deficient, just saw an ipad watch thing, Dick Tracy didn't have it so good. Thanks for the education.

Well, you may keep secrets but I can see where this could go :)

awesome piece of work, really have to applaud the work. The simplistic structure of the whole guide made for a reference for novices and experts. Would have love to read this 8 years ago.

Continue the growth of this website by releasing more guides just as this one!

Guys, this manifesto on real estate investing is awesome, and I'm not just saying that because my first BP Blog article got a mention in the apartments section (shameless plug). Seriously though, from a somewhat seasoned investor who has been there and done that, the contents of the UBG should be required reading before any new investor wanders aimlessly into the shark tank. I wish I had it 20 years ago. Well done.
