Gravel roads in MHPs

What are your thoughts on a park with gravel roads? Is it hard to in-fill a park with gravel roads? Are prospects turned off by the gravel roads? What have been your experience? I prefer parks with cement (not necessarily asphalt). Thank you!

Thanks Jack Baczek and Andriy Boychuk you guys make a lot of sense. I think it's not worth it. I will be killing my profits for now. Maybe after a few years i can do it before I cash out refi the park to get a better value.
