Letter to approach off-market owner

Newbie here... do any of you have a letter or verbiage that you've used in the past to approach owners of off-market deals that you've had success with? Or where would be the best place to find such a letter?

Hi @Angie Gentry. Here is a letter that has worked well for one of my partners. 

Hi [First Name],

My name is (Name) and I am a local real estate investor who enjoys helping people and fixing up houses. I happened to walk by your house and just thought I’d reach out to see if you might have any interest in selling?

Different from all the other businesses that are sending you letters, I take pride in coming up with solutions where everyone wins. We know unexpected things come up in life so let us know how we can help.

If you are interested we offer quick and convenient closings by:

  • All CASH closings
  • “As-is” Sale, no inspections or repairs needed
  • No Clean Out Necessary
  • You pay NO commissions or fees

I completely recognize that timing is everything, so if now isn’t the right time maybe just set this letter to the side for down the road.

I use similar. If a specific property gets me excited, I call.

Don’t come from a place of you wanting to purchase the house. Be human and see what the owners motivations and goals are and talk price when you feel it’s right
