Money to invest in Fort Wayne!

Hey Guys! I just moved into town with my family from Georgia last week. I'm a Fort Wayne native that's been gone for a decade and it's time for my little kids to know their grandparents :)

Anyway - coming to you guys because I'm looking for an investor that may be looking to sell a part of their portfolio off. My ideal world would be a package of 5-10 houses in the 05' (but not limited to that zip) I have approximately a million to invest in this market. Looking for win-win deals - preferring something well maintained (but if it needs work it's not a huge deal) I'm a simple cash buyer that doesn't complicate things. Hoosier native and investor here. Fort Wayne has seen some nice improvements over the years. The downtown area is nice and they keep adding a lot outdoor recreation. It's boost by the Next Level Trails program (nice push by Eric Holcomb). Be sure avoid anything on the south side near Lower Huntington Rd. There's some big stone quarries, blasting, and water quantity/quality issues if the house is on a well. 

With that much cash why even look at single family?... feels like a waste of time. Single family is a great "stepping stone" and learning curve but after you own 2-4 properties it just doesn't scale. If I were in your shoes I'd spend 75% of my time talking to multi-family players in Fort Wayne. I'd buy a SFH or two but would constantly be networking with agents, brokers, investors, and contractors for leads on duplex, tri, or four plex properties. Right now is good time to GET ACTIVE, learn, research, and find a few neighborhoods you see trending in the right direction. Some of Fort Wayne sucks... some of Indianapolis sucks... market research is so important. Don't forget that.

Check out Decatur, IN. It's amazing and south of Fort Wayne. It's an easy drive to less competition.
