Buying investment property as Foreign investor

Hi,

I am a foreign investor living in Australia, who used to be in the U.S for 10 yrs and came out only at 2022. I am thinking about buying an investment property in the range $250k to $310k in Dallas. I am typically looking for turn key, LTR properties. Which suburbs should I look at?

I would also like to know what's the best interest rate I can get being a foreign investor
