What’s experienced have investors come across in college towns renting by the room

I’m curious what investors experience has been renting by the room. I have a property I’m interested in that the model has been being used. I would love insight from local Tallahassee realtors as well. As to how this has worked out in their opinion. Also whether it’s been structured as month to month , mid or long term .

 Its great , we get 500 per bed well 3 br house so 3k per month. Best part we are all in 35k, do the math :)
