Need help with the Long term Rental property Investment in the Orlando Area

I am out of state investor and planning to buy a Single Family House in the Orlando area as long term rental. Below are few of my thoughts in the priority order:

1. In a good neighborhood where it is very easy to rent out. It is ok in the 30 miles radius of Orlando.

2. Good appreciation in the future.

3. Investing between 250K-400K depending on the property

What neighborhoods would you suggest? Also please let me know if you need any additional information before you could provide your recommendation. Also please suggest if my criteria needs to be changed for better returns for the investment (I am not experienced investor, so any guidance will be really helpful :)).

Hi Sushil, your idea of the 30 mile radius is a good one.  This puts you in the area for many of the suburbs.  For the type of property you're describing expect to spend $350k+.  To the west of Orlando - Winter Garden (pricier), Clermont, Minneola.  A little more affordable would be areas like Tavares, Mt Dora, Groveland.  To the north, Sanford has been booming.  You may even consider looking at areas like Lakeland between Tampa and Orlando.  I work primarily with investors, happy to hop on a call and discuss your next investment.
