Use Seller Agent to buy property?

Sam Booth
Posted

I have been using my own agent off and on but wondering if it makes more sense to just use the seller agent since they may be motivated with double commission?

Most of the time my agent screenshots their texts back and forth and just feels like a middle man.

Any advice?

#1) You have no idea how much the listing agent will make. Assuming that they may make double, could be true, or could be completely untrue.

#2) If you are banking on the fact that the listing agent is motivated by making double the money and stear the property to you.....that means you are operating under the assumption the agent is unethical and willing to do something illegal, ie stear their seller to a  worse offer so they can make more money. If that is the case and the agent is willing to screw their seller over, why wouldnt they also be willing to completely screw you over in some way?

Good points for sure.
I have worked with about 6 agents and all of them seem to be tired of writing offers for me. I have gotten properties under contract but I can tell my agents are ready to be done. Maybe I just have bad agents

My 2 thoughts on this are

1) Maybe you haven't found a good agent, or the right agent for you.

2) Maybe you have unrealistic expectations for the market, thus leading to a high number of offers with no deals closing from them.

Also, #2 there, doesn't necessarily preclude #1 from being true. A good agent is going to set proper expectations for you for the market. If #2 here is true, and you have a good agent, theyll tell you you are unrealistic, or they may choose not to work with you. Good agents will interview you as a potential client, as much as you will interview them.
