Tenant occupied properties

I’m thinking about putting in an offer on a duplex.  Both units are currently occupied with leases expiring in Dec 2024 and June 2025 respectively.  In general should I try to stay away from tenant occupied units or if it’s a good deal should I just go for it?  Also any tips on how to deal with tenants from a previous owner?
