I bought my first rental property in October and did a full home inspection.  I live out of state from the property, and I'm finding out now that there's a main water line leak either underneath the basement floor or it's outside between the curb and the water meter in the basement.  I see no signs of the water leak other than when I shut off the main valve I can still hear water rushing into the unit.   The water company shut off the water and told me I needed to fix the issue before they can turn it back on again.  The water meter was found not to be working which is why my water bill was not very high since the time I bought the property.   I'm wondering if the seller knew about this water leak issue and purposely broke the water meter before selling the property to me.  Do I have any recourse at this point in time?  I've been told that I would need to prove that the seller knew about the water leak prior to the sale, and that would be hard for me to prove, unless I maybe can get the water company technician to testify that the water meter had been broken on purpose.   This repair will be either under $1K (if the leak is underneath the slab) or $10K if the leak is outside the home.  Any suggestions on what I can do at this point?

I'm thinking about self managing my STR. I have time to handle all of the guest bookings and management / scheduling of cleanings and maintenance, but I don't have time to do all of the messaging that is required to maintain good communications with the guests.

Anyone have experience with using VA's in the Philippines for handling guest messaging aspect of STR's?

I have a property manager that is currently managing my Airbnb property, but I am not very happy with their services.  I'm thinking about taking over the management of the property myself.  If I were to take over the management of the property, i would need to essentially create a brand new listing for my property.  If I were to use the same verbiage in the current ABB listing and the same exact photos, would ABB flag that as as a duplicate listing or would ABB have an issue with this?  

@Denver McClure you can do background checks on tenants and collect rent using Baselane?

What is the best all-in-one software that will allow me to background check/screen tenants, collect rents, and create leases for MTR's?  Is there such a software program out there?

What's the best way to find foreclosures in your area?   Is it to look on websites like Foreclosure.com?  or some other website? 

I have an STR that is geared towards couples. I'm thinking about adding LED string lights to the bedroom. Should i do it or no? Do the string lights cheapen the Airbnb experience?

@John Underwood those are some great tips! i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting?

My STR is located about 3 minutes from a University. How can I market my STR the parents of the university students who are in town visiting their students? or how can I market my STR to individuals who are in town for college sporting events? Is there way to direct market to these types of individuals?
