Anyone familiar with co-ownership of rental properties

Hello,

I have a rental property in Highland Park, Dallas, Texas. I am exploring the option of selling a portion of my ownership to a co-owner (around 20-30%). Does anyone have any recommendations?

Why would you sell part of your property to someone else? I think they why is more important to start with than the how.
