Current Trends: Are You Considering Selling Performing Notes?

Richard Dickson
Posted

Hey BP Community,

I'm interested in understanding the current landscape for performing notes. As an investor, I'm always analyzing market conditions.

For those who hold performing notes, especially on residential 1-4 unit properties:

  • What are your current considerations around holding vs. potentially selling notes in today's market? (e.g., yield compression, portfolio rebalancing, alternative investment opportunities).
  • What factors would influence your decision to sell a performing note, if any? (e.g., offer terms, property type, note seasoning).
  • Have you noticed any shifts in the secondary note market recently?

My aim is to gain a better understanding of the current sentiment among note holders. Open to hearing diverse perspectives and experiences.

Thanks

Have not really seen any shifts in the market performing notes continue to sell at 8-12% yield to investor based on the borrower and collateral.
