There were 72% more condo sellers than buyers in August, marking the fifth straight month that figure has topped 70%, according to a new Redfin analysis.

That makes spring and summer 2025 the strongest condo buyers’ market in more than a decade — aside from April 2020, when the pandemic briefly froze home sales nationwide.

  • There are nearly 110,000 more condo sellers than buyers: Redfin
  • High prices, rising HOA fees and soaring insurance costs have cooled demand
  • Florida is at the center of the condo cooldown

Rising HOA fees and higher insurance costs have made ownership less affordable, while new regulations in states like Florida and California have added complexity, Redfin noted.

Price growth has also stalled, causing more to question whether condos are a smart long-term investment.

Quote from @Moe Sidd:

@Ken M., this one hits close to home as I am selling one too at the moment!  I wonder why condo living is not as popular, but I guess that it's due to many of the ones on sale being older and poorly maintained complexes. Also folks tend to not like the shared vibe of condo complexes.

I think there are a couple of hesitations people have about buying condos. Apparently the condo building that collapsed in Florida and the new law there that requires all condos to meet certain upgraded specifications, leaves people wondering how much it will eventually cost them. The added changes on insuring condos has people wondering too, about added costs going forward. Deserved or not, there is still a fair amount of uncertainty regarding ultimate condo costs.
