I am getting a house under contract however the seller does not want to use my title company. The one they want to use I am not familiar with, and am not comfortable using. I do not want to lose the deal over something like this, any suggestions of what I should do?
The seller smells a rat, or a wholesaler. If you're doing a straight up transaction, it doesn't really matter which title co. you use. It's also customary for the seller to pay for title insurance here, which generally means they pick the title co., in most transactions.
Explain WHY you want to use a specific title company. If you can't explain your reasons in detail, then why should the seller agree?
In my state, every title company has their own set of documents and many of those documents place liability on me as a buyer or seller that I simply won't accept. But I'm able to explain this to agents, sellers and buyers and as a result, there is little push back on using my preferred choice of title company.
Thank you @Guy Gimenez I think that's what it is. When I sit down with them I will make sure to explain exactly why I want to use my title company.

A seller is looking to Sell their property town actual Buyer, not let someone pretend to be a buyer while tying up their house and going to find one at a higher price, maybe.
