if you've been successful in NY before then you know that the key to RE success is an acute sense of local knowledge and specific property types. So why don't you start by giving us a lot more information on your NY investments? When/where/how many bldgs and units did you buy? Did gentrification, renovations/repositioning play big parts to your success? Is there rent control/how did you deal with it? How about property management? Did you buy and build your portfolio first hand, or inherit some/all of it? Can't give meaningful advise without a basis of your previous experiences.

Robert, I may have a commercial building that would interest you. 4 acres 96,000 SqFt Parking ratio 3 per 1,000 SqFt South Bay location 100% leased Net operating income $1mm At a 5% Cap rate the asking price will be a little above $20mm. Hopefully this is within your range. If this interests you let me know and I will get in touch with the seller. Without having done any due diligence this looks like a solid investment. Bobby

I would buy a few mobile home parks, but that's me. Your search may have to be outside the bay area with this option though.

@Robert Fisher Go with your plan but make one of your purchases a really nice SF home that might not cash flow well as a rental but might make a good primary residence one day. In a couple of years take it out of production, sell your current primary tax free and move in converting it to 121 property and a large portion of the gain from tax deferred to tax free. Your QI will know how.

The money comes from sales of some properties in NYC. I am moving my investment to Bay Area. This is a 1031 exchange. Previously I had apartment dwellings; but now I am looking more at commercial properties because I think management can be easier. My goal is to invest the money 1) in Bay Area 2) in commercial real estate ideally and 3) in the most profitable type.

@Robert Fisher what are you trying to accomplish/what are your goals for the investment(s)? I am sure you know, but there are many different strategies to get to the same end goal. Also, I guess most importantly, what are you most comfortable with (residential, commercial, industrial, etc.)?

Hi Robert - Undervalued Silicon Valley markets like Downtown San Jose and Morgan Hill could be a viable option. There are a few opportunities in these communities for commercial acquisition and redevelopment that would give returns significantly higher than the rest of the Bay Area.
