LLC or INC or keep under my name

Hi I am new to real estate and need some help.

 We are (my self and one of my partner) planning to buy property out of my home state considering Michigan and Texas etc I have following questions. it is going to be long term buy and hold type of properties.

1. Should we create LLC INC or just keep under our name ? I am planning to keep under LLC but not sure what is the advantage of using INC.

2. Is it better to form this entity in California or in state like Nevada ? Are there any advantages ?

You should consider sitting down with an attorney in both of the jurisdictions you want to form your corporation in. In terms of whether a Corporation or a Limited Liability Corporation is better for you is best discussed with an attorney. There are some benefits to a LLC that Corporations do not have. The type of structure you should elect to have depends on your goals in having a business, including how much time you want to spend with upkeep and business records, meetings, etc.
