What will my closing costs be?

I'm buyung a dump... I mean a fixer upper... I mean a distressed property. 

I bought it on an online auction and I'm paying all the closing costs. It's in an old established part of a town I know well so I'm not getting a survey. No home warrenty. No nothing. Just title company fees. I know what my auction fees are. I know my bid price. I don't know what my title fees are going to be. 

Anyone have any ideas for salem oregon area title company fees? The house price is $35k

I would call a couple title co's and ask.  Not sure if there is extra title work needed on an auctioned property.  Here in WA there is excise tax of about 1.7% on each sale.  A title co will be able to give you a good estimate.  Hopefully 'closing costs' don't include some liens you don't yet know about @Nic Sherman!

Not too much clue about Salem, I bought a $142I house in Oregon City through WFG Title and I payed something like 1800 or 1900. Seller didn't pay anything.
