Ready to start investing!

Hello BP, I'm new to the site and have been really enjoying all it has to offer! I've been living in Las Vegas for 22 years now and I have become burnt out (I guess to much partying can do that) so I'm planning to move to Texas or Atlanta this year. I have $25,000 to invest right now so I would like to find fix and flip using hard money to get started. My ultimate plan is to house hack when I do relocate and continue fix and flipping and build a apartment portfolio. So I would love to hear input from all!

 Step 1. Check!

Step 2 make a decision. Texas has more cites but Atlanta has me so I think it's a better choice. 

Step 3 Do it.
