What are the main reason to profit investment on real estate?

Following 10 years of profit and loss, I think real estate is one of the most ideal approaches to earn money and construct wealth. Whenever I tried to invest my money, I always fail. I saw many people who do not actually meaning and strategies of real estate. But I want to know the main strategies for the real estate investors. I followed these strategies on my investment.

Rental pay

Purchasing low

Offering high

These three strategies are not enough for me; I want to get some information about real Estate investment. Please help me about it!

First off what is your goals. For example my wife and I want 25k a  month for us free and clear. So I am basing my investment strategies on that. The market is changing so I have to change my thought process a few times. I have also lost quit a bit. in 2007 took a huge hit. 2013 when I got out of the turnkey, and the hedge funds took over. I was able to survive and do some retail flips but again my thought process and goals have changed. So then I jumped in commercial.

Everything you said is correct but their has to be a reason why you ar buying low, rehabbing , selling , holding.
