Fundrise?

Does anyone have any experience with an investment vehicle like  https://fundrise.com/? Just curious if it is a big scam, or something to be considered. Maybe a good move for a novice? anyone have any thoughts?

Under the heading Choosing Investments with Fundrise, this fictitious reviewer invests $5000 in August and by November, her account is up 10%.  But the chart is disclosing that 94% of the increase was due to appreciation.  Only 6% of the account value growth was from dividends. Maybe that is true but basing future results on this inflating bubble market is suicidal.  The RE markets have been parabolic since COVID. Not only will the growth part not continue, but it will fall drastically.  The paltry dividend won't offset the collapsing asset values.

I've been using Fundrise since 2020  - as an experiment into another stream of income for later in life. I'm in the long term growth plan, as I have no interest in pulling my dividends out at this current time. I earned 8.9% returns in 2020, 25.4% in 2021 and current is 4.1% for 2022. I don't think anyone should solely use Fundrise and no other investment strategies, but I do think it's solid so far as one of the methods you use.

Hi all- any updates or new thoughts about Fundrise as we move in 2023? I'm considering moving forward with them and also looking into L5 Investments https://www.l5invest.com/. Have about $25k to invest into syndications as an unaccredited investor. Thanks.
