A Few question on how to find deals.

I have been investing for several years now. I search the MLS daily for deals but I have noticed that 90% of the flips that have been done in my market have not been purchased off-marktet. My question is, where are these investors finding these deals?

It is hard to get some to give you their information because  they do not want direct competition. I am looking for commercial real estate and having issues in finding good deals but I am asking for the Lord's help. First is to pray and ask the Lord's help.

In order to get the best deals you will have to go to the auction or get the properties from the government. Hudson and Marshall is an excellent starting point. However, the best deals can be had via tax sale auctions. Check your local government to see where they have the tax sales. An even bigger secret, to some not others, is that at the tax sale usually you have to wait to redeem the property; however, if you are in a tax deed state ask them about the surplus properties or properties that were not sold via the tax sale. These properties are held until after their redemption and then sold "over the counter." However when you pray and ask for the Lord's help he will show you what you need to do.
