I asked the real estate agent for comparables, she said that she would send them by email but I have yet to receive them. $50,000 is not so bad but for a house that will be rent-ready; meaning that you will be able to find a tenant and make money I believe that it may have a little more upside.

Due to being unemployed for almost a year, I am looking to sell my home fast. The home in located in Memphis, TN in a stable neighborhood. I project the rents for this home could range in the neighborhood of $750 to $850. I have been working on the home; with the Lord's help and have painted both the outside and the inside. I am almost finished with the inside as new carpet needs to be installed. 

The home sold for $64,500 in 2000. However, the current Z-estimate is 56,009 with a range between $53,000 and $59,000. The home is 3 bedrooms and 1 and a half baths with about 1090 square feet of livable space. It also has a garage. 

I spoke with a real estate agent with a lot of high dollars listings but they refused to list it and referred me to someone else. I would rather sell it without a real estate agent but I have not listed on the MLS.

Yes, hedge funds and even banks come in and buy lots of houses because it will be a good return on their investment. I believe that if they get the percentage return that are happy but if they get control of the house it is even better. I live in Memphis and the "over the counter" surplus is at the Shelby Land Bank. There website is here

It is a hush hush type of deal because when you call that will not answer the phone as Shelby Land Bank but another name. Keep in mind that even though you can get a cheap price someone can come and outbid you because they have to put it in the paper. With all things government there is corruption but if you pray to the Lord to direct you; you will be fine. I am not sure but they should have these lands banks all over. I believe Arkansas has one to, search over the counter government sales.

It is hard to get some to give you their information because  they do not want direct competition. I am looking for commercial real estate and having issues in finding good deals but I am asking for the Lord's help. First is to pray and ask the Lord's help.

In order to get the best deals you will have to go to the auction or get the properties from the government. Hudson and Marshall is an excellent starting point. However, the best deals can be had via tax sale auctions. Check your local government to see where they have the tax sales. An even bigger secret, to some not others, is that at the tax sale usually you have to wait to redeem the property; however, if you are in a tax deed state ask them about the surplus properties or properties that were not sold via the tax sale. These properties are held until after their redemption and then sold "over the counter." However when you pray and ask for the Lord's help he will show you what you need to do. God bless you and I pray that you are successful in everything that you do for the Lord.

Thank you Mr. Skipworth for that information but through my experience, it is difficult to get a real estate agent to help you with a cheap property. In most transactions I try my best to avoid them. While I am not a professional or even an investor, I have found that I only need the Lord's help and it will come to pass. God bless you and your family.

Greetings, 

I am seeking a cheap retail storefront in Memphis, TN. I need ample space and a rear storage area. Glory be to God, I am able to obtain cheap properties for family homes but have not found the substitutes for commercial properties. In Memphis, we are able to buy properties very cheap from the tax sales but I do not want to go that route to acquire this property. 

I am looking for help to find a cheap commercial property or construct a financing deal with a property owner. Please send resources, websites, and/or other information that would help me to acquire a commercial property. I am looking for a property not simply as an investment but to conduct my retail store business. God bless you and I look forward to your replies.
