Buying in urban city areas (detroit) (saginaw)

does anyone have any advice on whether buying and renting the smaller 5000 dollar homes to rent same situation in saginaw, would this be a terrible idea and does anyone have any experience on it.... i would be buying single family homes with cash in Detroit and saginaw areas for cheap, putting little bit of money into them and renting them out. I definitely see them cash flowing but I just wondered if anyone has any horror stories and advice on it

If you can get them section 8 then they will be less of a problem, but I am not familiar with the steps to get approved for that. Myself I am staying out of Detroit that is not for me
