Cap Rate

I have been doing some research and even called a realtor friend. Despite getting answers I don’t have what I feel is a strong feeling to what a cap rate is and how it applies to real estate and analyzing deals.

@David Bohner  Here is a link to an article from the BP blog that breaks down what cap rate is.  Also if you search the platform for "cap rate" you will find a treasure trove of info.
