Where to find land deals

Hi - I am interested in finding a plot of land to build on in Massachusetts. Are there any websites other than the MLS that list land for sale? Please share any success stories.

@Michael Montalto Try a site called loopnet.com  you can potentially catch a good property on there.  It is dedicated to mostly commercial sites but they do have a land filter.

When it comes to subdividing lots it can take time or it can be quite simple.  It really depends on what you are planning on building.  If you are doing a tract of homes that isn't zoned for residential you may run into rezoning issues that requires city approval with alot of hoops to jump through.  To make it simple, subdividing lots requires months to do.  It isn't a couple weeks or days.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to meetup.com The Waltham Black Diamond is probably the closest to your target area.

@Michael Montalto it can be fairly straight forward subdividing one lot into two lots in Massachusetts. In very general terms, the new two separate lots each have to comply with the zoning and subdivision requirements of the municipality where the lot is located.  For example, in lot 176 below, the house may be able to be torn down and then made into two lots as each lot probably would have sufficient frontage on a street, enough land area, etc.
