$30k house , $700/month in rent. What a great investment! NOT

Is there ONE person out there who has only purchased properties for around $30k, rents them for $700 or less a month and has been successful long term and can prove it with the numbers?

More than a couple.  All mine rent for more than $700/month.  I don't think it's the best investment to rent for under $700/mo.  My lowest is $725/mo.

Feb 2012, purchased for $24,900, rented for $820/mo. ($12,000 rehab)

Nov 2012, purchased for $23,000, rented for $875/mo. ($2,000 rehab)

Dec 2012, purchased for $24,000, rented for $1100/mo. ($15,000 rehab)  Later sold this one.

May 2013, purchased for $21,000, rented for $750/mo. ($2,500 rehab)

Sept 2013, purchased for $23,000, rented for $795/mo. ($2,500 rehab)

Apr 2014, purchased for $16,000, rented for $730/mo. ($200 rehab)

July 2014, purchased for $31,500, rented for $875/mo. ($6,000 rehab)

Oct 2014, purchased for $16,000, rented for $725/mo.  ($2,000 rehab)

April 2015, purchased for $10,900, rented for $750/mo.  ($9,000 rehab)

July 2015, purchased for $3,500, rented for $825/mo. ($35,000 rehab)

Jan 2016, purchased for $25,900, rented for $800/mo.  ($6,000 rehab)
