How much should i disclose in this letter

Hi..

I'm about to write a letter to a property owner that have a place I'm interested in buying. I already own a home on this same street, should I mention this in my letter to the owner?

They appear to be absentee landlords because the place has been neglected for sometime now and in need of lots of repairs and definitely some new tenants!

What do you suggest members?

Don't tell them anything except for the fact that you are interested and that you would like to find out a little more information about it. They may try to use any info you give them against you. It has happened to several clients I have had before and they didn't know they weren't supposed to tell the seller certain things, and talked to them before they used me as their realtor, so it was a disadvantage. We still got them the purchase price they wanted but it made it more difficult because they knew how much the buyer could afford.
