Forworth rental investment

Hi,

Is it worth investing in a 3bed/2bath home in forworth, dallas for renting it out. Any idea how easily rentals go in this area and appreciation of homes?

Dallas and Fort Worth are pretty big areas. There are good bad and ugly. What areas are you looking at?

Hi @Sandeep Baldawa, Fort Worth is good market for investment, agian as Rod suggest, you need to see how is area and what is your ultimate goal. Appreciation in Fort Worth is lower than Dallas but your cash flow can be higher.

Thanks for the replies @Rod Hanks and @Shital Thakkar , am fairly new to Dallas and Fortworth areas. From what I heard areas like Plano, Frisco etc are costly and might not give positive cash flow(however schools are awesome and price will go up). However areas like Fortworth might give positive cash flow. But am not sure which areas in Fortworth are good for rental investments for a positive cash flow, any suggestions?

If you want cash flow and appreciation, Arlington is a great area to start. Arlington is a city in between Dallas and Fort Worth. Most of my rentals are in Oak Cliff which is a diverse area in South Dallas. Not much appreciation but the cash flow is outstanding. Cedar Hill, Lancaster, Desoto, and Duncanville are good areas South of Dallas with good appreciation and cash flow but deals are hard to come by.

I operate in the southwest Dallas County area (Desoto, Cedar Hill, Duncanville, Lancaster). I would love to connect and talk shop. Deals are really tough right now in the area like you said.

Hi @Sandeep Baldawa, totally agree with @Rod Hanks & @Shital Thakkar. I worked with hedge funds in the past, and they're favorite suburbs were the ones mentioned above. S. Dallas gives you great cash flow! Appreciation on your property will go up in cities in Collin & Denton Counties, i.e. Plano, Frisco, Allen, etc. I'm also a local realtor that work solely with Investors, please let me know if I can help!
