Commission for finding and rehabing property

Hi,

I have a family member that wanted me to buy for him an investment property as he know I have several myself. He doesn’t want to do any work so ill have to buy, rehab and manage it for him. All of that for a commission I need to think of. As all of the properties I previously bought are my own, im not sure what kind of commission I should take. I thought of a small percentage of sweat equity and a small percentage of the purchase price. Any thoughts?
