Can You Insure Title Without A Title Abstract and Survey?

@Rich Baer maybe you can chime in on this one.  I have a client who used his own lender and title company....and there is no title abstract or survey, which Ive never seen. They are issuing title insurance on the property, but I dont see how you can insure the title without those 2 items. Anyone have experience with this? It doesnt matter much to me either way, Im just curious about it.

If your client had knowledge that something strange was going on they might not pay out. If he was a bona fide purchaser of the insurance and had no knowledge of anything strange he would most likely be OK. However, that does not seem like its the case.
