NNN Opportunity Seeking Feedback

Hey all! We are currently exploring bringing a portfolio of opportunities to market and would greatly appreciate your feedback. The assets are investment grade tenants, absolute NNN, 20-40 year remaining lease terms, 2%-3% annual escalators with the opportunity for additional revenue kickers down the line. The assets will be priced around a 5% cap rate and are underlying critical telecommunications infrastructure. We are in discussions to potentially place long-term interest-only leverage as a fund structure as well. The assets are 1031 exchangeable, TIC, DST, etc.....always interesting to hear about creative ways to maximize value.
