Was dealing with a seller's agent. Now seller contacted me

Basically it seems we were close on price and they looked me up and emailed me and said if we could do the deal with no commission, he could make the numbers work?  

Is this illegal?  Unethical?  

What legal or ethical obligation do I have in this situation?

If you are colluding with the seller to cheat an agent of his rightfully earned remuneration, you are equally responsible and risk a costly lawsuit.
