Investing in West Oak Lane

Hello Everyone - Looking at real estate in West Oak Lane area. It's seems a little mixed. One side of Ogontz Ave around Walnut Lane is nice rehabbed homes. The other side has porch front homes that need more work. Not many rentals and there are quite a few foreclosures. There haven't been any sold Homs since last year. Any opinions on on this area is appreciated. Thanks.
