Can You Be Your Own Agent When You Buy Out Of State?

If you have a California Real Estate License, can you be your own buyer's agent if you buy property out of state?

You can buy and sell homes as an individual in any state. You cannot present yourself as a real estate agent except in states where you have a license.

You CAN ask for a referral fee and refer yourself! LEGAL (at least in FL).

If I have a California real estate license, can I act as my own buyer's agent if I buy property outside of California (and avoid paying a commission)?

@Sabrina Seeto , if you have a California license, you are only licensed in California. You cannot act as an agent in any state you are not licensed in.

This is a slightly different question, but is it prudent to get your license in the state where you're making your investment to avoid any transaction/service fees from what would otherwise be the buyer's agent?
