Raising rent on long term tenants with new purchase...

I am buying a duplex with two existing tenants. One side is well under market value and I intend to raise the rent. Just curious how others handle this situation. Kick them out, clean, paint and offer it at new market rate, work out a gradual increase over time to keep the tenant (possibly...) or what?
