Looking into investing into the Kentucky multifamily market. I've only owned property in Indiana and been very comprehensive about even looking outside my state.
I live across the river from Louisville which seems to be about the only place with deals. Who knows about or owns property in Kentucky?! What are the pros and cons of the state? Heard it's not landlord friendly and favors the tenant, even if they don't pay their rent?
I own properties in both states. I prefer Kentucky. I get better rent rates, the utility companies are easier to deal with, there isn't a landlord tax, sewer is paid by tenant, appreciation is better,
Indiana does seem to still have "deals" to be found.
