Newbie in need of Help!

Hi, my name is Gabriel Reff hanand been following bigger pockets for awhile now, and 3 months ago I decide to jump into it. I've only done a couple of deals just trying to feel out my market and the buyers in this market. I have came across very quickly people don't want to learn anything new, when you have a good deal they want it for nothing. So what looking for now is someone who invests in Muncie Indiana that would partner up, or a private money lender that would help out a newbie, basing the loan on the deal it self. I would greatly appreciate it for feed back. Thanks
