Turnkey investment in Philadelphia/South Jersey

Hey all, I wanted to see if anyone had a good resource for turnkey investment properties in the Philadelphia market or southern New Jersey. I have quite a few rental properties and Have so far always managed to purchase properties and including rehab be into them for a maximum of 75% to appraised value which allows me to immediately refinance and take every penny out and move onto the next one while maintaining cash flow and 25% equity. Any advice would be helpful. Thank you!
