Good neighborhoods to invest in Tucson AZ

Which areas/zips do you think are good ones to invest in Tucson AZ?  How about Miracle Manor?

A general guideline to a “good” location Is below Grant and above Broadway, and east of Euclid and somewhere around Country club. This is very broad, and has many exceptions, but if you can find a great deal in this area, then you’re in a great location. The downside is that great deals are rare and this area is overpriced. In my opinion, the deals are found in the gray areas of the block I just mentioned above. There is great progress near Tucson Blvd and Grant with the addition of Culinary dropout and Orange Theory. Personally I like the streets right above the university such as Campbell Ave and Mountain Ave. The areas near a bike path are also places to watch out for. 

I know little about Miracle Manor, but when I was looking at property in that area, it wasn’t a location I wanted to invest in. One thing I know for sure is to be very cautious in looking at areas below 22nd st. They’re priced low for a reason. Hope this helps!
