Wilmington DE or Philadelphia PA

Hello,

I'm new to the forum. I live in PA and am looking to invest in rental properties (ofcourse hoping they appreciate in time). Wilmington seems to have incredible deals vs Philadelphia. I'm looking at foreclosure properties with good cash flow. I'm a cash buyer. Also, it is advised to form an LLC in the state you are in, but then why does everyone prefer to incorporate in Delaware? Even if I buy property in PA, perhaps I should get all of my LLCs from Delaware?

I'm just starting out with all of this...thanks in advance for any answers :)

 If you want appreciation than invest in Philly. There are positive aspects to Wilmington, appreciation isn't one of them. Unless you want to buy in Trolley...but then you're giving up cash flow. 

So it completely depends on what sort of investor you want to be. Philly definitely has way more upside though.
